Our Property Solutions Scheme aims to provide private landlords with financial security, with a range of cash incentives and services when you rent out property to the council.  As an organisation, Basildon Council already successfully manages around 11, 000 social tenants.

How will joining the Property Solutions Scheme help private landlords?

There are two Property Solutions options, both with a range of cash incentives available.  

Property Solutions Option 1

  • One month's rent in advance
  • A damage deposit bond equal to the value of one month's rent - to safeguard against the cost of repairs that may be needed if the tenant causes any damage beyond what would be deemed as fair wear and tear
  • If the tenant leaves your property without giving the appropriate notice we will also guarantee the rent for a maximum of two weeks, or until we find you an alternative tenant (whichever is the less).
  • Other cash incentives will be available.

Property Solutions Option 2

  • One month's rent in advance
  • A damage deposit bond equal to the value of one month's rent - to safeguard against the cost of repairs that may be needed if the tenant causes any damage beyond what would be deemed as fair wear and tear
  • If the tenant leaves your property without giving the appropriate notice we will also guarantee the rent for a maximum of two weeks, or until we find you an alternative tenant (whichever is the less).
  • A bond equal to three months' rent to cover any rent arrears

The bonds will cover the initial length of the fixed term and will be reviewed in line with future tenancy agreements issued.

IMPORTANT NOTE ON PROPERTY MANAGEMENT
Landlords who join the Property Solutions Scheme must understand that Basildon Council will not act as a managing agent for their privately rented property.  The Tenancy Agreement will be between the landlord/agent and the tenant.
Landlords are expected to either:
                    •    manage the tenant and the property themselves
                    •    or appoint a suitable managing agent.
However in order to ensure its success, a dedicated officer will be available when required to assist and offer advice and support throughout the life of the Property Solutions tenancy.
