Throughout the development process developers will put the housing needs of those who live and work in Basildon first - in particular local people looking to buy their first home and the borough's residents and keyworkers seeking to access affordable housing opportunities.
If the development is popular and oversubscribed, developers will prioritise to make sure the properties go to local people most in need of a home.
- Market exclusively to Basildon residents for up to a 12-month period before being offered to those external of the borough.
- Prioritise the provision of affordable and accessible housing options for Basildon residents in accordance with the council's housing policies.
- Ensure a sufficient number and range of homes can be provided to meet the needs of present and future generations.
Developers will seek to create employment opportunities for local people, including people with disabilities and young people, and support people into work.
Developers will work with local education providers to provide apprenticeship, training and work experience opportunities that may arise as a result of the development.
- A commitment to employing local tradespeople, contractors, and suppliers wherever possible.
- Support apprenticeships, training schemes, and job opportunities for Basildon borough residents, particularly young people and underrepresented groups.
Developers will commit to protecting the environment, minimising waste and energy consumption and using our resources, including people, efficiently within our organisation and supply chains.
Basildon Council will encourage Developers across the borough to have accreditation of the Considerate Constructors Scheme and embody good site security and crime prevention practice.
Developers will play an active role in the development of the local community through offering support to local organisations in line with our Connected Communities strategic aims and through accessing local forums. Developers commit to listening to and working alongside communities, involving them at all levels and fully acknowledging, responding and advocating for their contributions.
- Ensure developments align with environmental sustainability goals, including energy efficiency and green infrastructure, in line with the council's local plan.
- Promote inclusive design, ensuring developments cater to all members of the community.
- Ensuring developments incorporate features which promote physical and mental health within their design, including community gardens, accessible community spaces, gym trails and digital infrastructure provision.
We will support local businesses, tradespeople and community initiatives by taking account of the social and economic impacts of commissioning and contracting locally. We will keep local businesses informed of procurement proposals for them to bid for work - feedback will be given to develop skills and training for local businesses.
- Support local supply chains by sourcing materials and services from businesses within Basildon.
- Collaborate with the Council to deliver meaningful 'Meet the Buyer' events to connect with local suppliers and contractors.
- Prioritising developments that enhance public services, such as new schools, GP surgeries, and community centres, rather than purely commercial projects.
Developers will keep residents, visitors and potential investors informed of progress - actively engaging with residents, councillors and other key stakeholders, ensuring good communication channels are open throughout the development.
