Basildon Council is working hard to maximise the construction of well designed and sustainable new affordable homes.
Basildon housing development projects include the design and build of new homes on land led schemes, as well as the regeneration of our declining estates, either through our estates renewal programme or with Section 106 housing contributions.
Basildon Council has been listed by Shelter as one of the top 15 performing local authorities in the East of England Region for delivering affordable housing. We believe this can be attributed to the Council's Housing Strategy and Development Team's excellent partnership working with Registered Social Landlords, the Homes and Community Agency, and Housing Developers.
The construction of new affordable housing is already underway at several sites in the Basildon district.
Royal Court, Laindon

Exciting £17m scheme at Royal Court.Basildon Council has recently donated the land and property making up the Royal Court estate in Laindon to affordable housing developer Family Mosaic Housing.
The exciting new £17m scheme which has secured grant funding from the Homes and Communities Agency will provide ninety one affordable new homes for rent and shared ownership, alongside thirty seven flats for outright sale, replacing the existing large tower blocks.
The overarching objective of the Royal Court regeneration has been the creation of a more sustainable neighbourhood. The scheme aims to provide good quality homes set within a safe and attractive environment and to promote the development of a rich and varied community life. The new development will also provide a much-needed modern community centre, shop and play area.
Craylands and Fryerns regeneration project

Re-modelling of the Craylands Estate.The overall scheme will focus on re-modelling the Craylands estate and redeveloping the former Fryerns school land as a new and sustainable neighbourhood that meets the aspirations of the community.
At the core of the Craylands redevelopment project is the need to create a sustainable, thriving and vibrant community where people want to live and become actively involved in the management of their neighbourhood, now and in the future.
It is proposed that the redevelopment programme will take place in four phases and will be carried out over a period of 10 years and is due to commence in Spring 2009 and complete by the end of 2019.

Cranes Court Lane, Basildon

Carbon neutral housing for Cranes CtSwan Housing Association working in partnership with Basildon District Council is set to deliver the first carbon neutral housing development in the district. The scheme will integrate a range of green energy technologies including a biofuel based combined heat and power plant.
With funding from the Homes and Communities Agency, the proposed redevelopment of the Cranes Court site gives the opportunity to replace the previous and now vacant hostel (foyer) accommodation with a range of family houses and smaller flats.
The existing buildings are to be demolished and new buildings created to provide a mix of family houses and flats.
Station Lane, Pitsea

120 new affordable homes for Pitsea .In March 2010 work started on a major regeneration scheme in the town of Pitsea. Working in partnership with Basildon District Council and funding secured through the Homes and Communities Agency, Genesis Housing Group are to deliver 120 affordable homes with completion programmed for March 2012.
The scheme will comprise of two blocks, one 5 storeys tall containing 25 homes and commercial units on the ground floor. The other block rising 9 storeys and containing 95 homes and a ground floor café. The homes will be a mix of 1 and 2 bedroom properties and will incorporate a mix of tenures including Older Peoples Accommodation, Shared Ownership, Intermediate Rent.
The site is a strategically important and will kick start the regeneration of Pitsea town centre.
Willow Court, Wickford

30 new affordable homes for WickfordFollowing a successful grant allocation from the Homes and Communities Agency with support from Basildon District Council, Family Mosaic Housing is working to deliver a new affordable housing scheme in Wickford
Basildon Planning Committee views this as an exemplar design and scheme that will set the standard for future developments. Design elements include the incorporation of Georgian style design with rebated windows and Dutch gables
The scheme started on site in March 2010 and is due to be completed in the spring of 2011. The development will provide a total of thirty new homes consisting of a mix of three bedroom houses, one and two bedroom flats for both social rent and shared ownership tenures.
Basildon District Council is continually working towards delivering good quality affordable homes across the district.
